What Is RevPAR and Why Should Indoor Golf Care?

If you run an indoor golf center, you’re likely tracking metrics like occupancy rate, total revenue, or average booking value. All useful. But none of them give you the full picture. That’s where RevPAR comes in - and why we believe it should be one of the most important numbers every indoor golf facility owner tracks on a regular basis.

What Is RevPAR?
RevPAR stands for Revenue Per Available Resource (Resource = Simulator Bay Hour)
It’s a concept borrowed from the hotel industry and adapted perfectly to indoor golf. Rather than looking at bookings or revenue in isolation, RevPAR measures how efficiently a venue turns its total available capacity into revenue.
The simple formula:
RevPAR = Total revenue ÷ Total available sim bay hours (for a given period)
Example:
- 4 simulator bays
- Open 12 hours per day
- 30 days in a month
That’s 1,440 available bay hours.
If the center generates $24,000 in simulator revenue that month:
RevPAR = $16.67 per bay hour
One number that combines price and utilisation.
Why RevPAR Matters More Than Occupancy or Revenue Alone
Occupancy doesn’t show how well you’re selling
A center can be nearly full but discounted heavily - or less busy but charging premium rates. Occupancy alone doesn’t tell you which model is healthier.
Revenue lacks context
Total revenue looks good on paper, but without knowing how much capacity was available, it’s impossible to judge performance or upside.
RevPAR shows true performance and headroom
RevPAR tells you:
- How efficiently you’re monetising each simulator bay
- Whether your challenge is pricing, demand, or availability
- How much room there is to improve without adding new bays
For operators, it’s a far clearer performance signal.

How Often Should RevPAR Be Tracked?
Monthly RevPAR: the strategic view
Monthly RevPAR is the most important lens for understanding overall business health.
For indoor golf, seasonality plays a major role. As outdoor golf returns in spring and summer, month-to-month improvement isn’t always the aim - and that’s normal.
Monthly RevPAR should be used to:
- Understand seasonal patterns
- Compare year-over-year performance
- Judge whether the business is improving over time
Weekly RevPAR: the tactical tool
Weekly RevPAR is about short-term decision making.
It helps operators see:
- The impact of price changes
- Whether promotions are filling quiet hours
- When demand is softening or spiking
In simple terms:
- Weekly RevPAR helps you adjust
- Monthly RevPAR tells you if it worked

How Indoor Golf Centers Can Improve RevPAR
Improving RevPAR isn’t about one lever - it’s about smarter use of several.
Adjusting rates upward
If peak hours are consistently full, pricing may be too low. Selective increases during high-demand periods can lift RevPAR without reducing utilisation.
Lowering prices to increase utilisation
Empty bays generate zero revenue. Strategic discounts during off-peak or quiet periods can significantly improve overall RevPAR.
Memberships, value cards and discount codes
When used correctly, these tools:
- Encourage repeat play
- Smooth demand across the week
- Fill low-utilisation hours
They’re not about cheap golf - they’re about better capacity usage.

Peak vs off-peak pricing is one of the most effective ways to improve RevPAR. Pricing that adapts to time of day, day of week, and seasonality helps maximise revenue without increasing fixed costs.
